Hi Chris,

Yes. In short sale, unpay tenants live in next door of whole duplex, keep destroy the vacant unit and distrupt the sale, when selling agent to show the property he or she will tell terrible story about the property, so hard to get the offer….. I tried to get Bank of America to offer cash for the key but no answer, and current can get rid of them either.

What is the best recourse for unsuspecting tenants who rent from an owner in default or already in foreclosure.

If you are preparing to short sale, and the home ends up selling quick…do the landlords have to notify the tenants before it sells. If so, how soon. What if it ends up foreclosing, does the landlord have to notify the tenants that it WILL be foreclosing or wait to notify them went it defaults.

These are not great tenants by the way. The are never up-to-date with the rent. Current lease expires in September.

I’m hoping this class will be in the evening as I am working and going to school. I will miss school to attend this class.

My questions are:

1. Landlord’s rights to vacate a tenant. What is the procedure to evict the unpaid tenants?
2. Tenants’ rights, how many days are allowed to stay if they don’t pay the rent.
3. If tenants is a Disability, what kind of rights they have.
4. If tenant hurt themselves in the property, should they can claim for the owner for compensation?

A client has a rental property and of course it is upside down. The owner has excellent credit. Can the owner doa short sale and not have it affect his crdit.
