Lack of Maintenance-Even if the Home Inspection said it needed to be clean prior to the close of escrow. No more paying for your A/C to be maintained regularly. ORHP will not deny a claim base on Lack of Maintenance.

Mismatch System/ Improper Previous repair or Install.We will not deny an HVAC system. Even if it happened prior to the New Buyer moving in.

Water heater sedimentcovered with basic coverage

Un-know pre-existing conditions Like a crack in the heat exchanger on your heater. Slab leak or REO that haven’t had a home inspection or the inspector missed something and it was un-know to all parties.

Haul away/ Disposalof any system or appliance replace by Old Republic. Home Owner will no longer have to pay a fee for this.

Permits-We will pay $250.00 per occurrence if a permit needs to be pulled when an item is being replaced. This is always the case on HVAC systems and Water Heater Replacements.

Crane-If a crane is needed to remove an A/C or Package Unit on the roof ORHP will pay for that cost. No Limit.

Stoppages cause by Roots- we will clear the drain line. Also if a clean out needs to be installed we will pay up to $250.00 to install a clean out or Hydro jet the drain lines.

Sediment built up on Toilets-We will replace the toilet like for like if it has sediment built up/ calcium and the toilet does not flush properly. Even if the toilet is not leaking.
